We are very proud to offer a program that many lenders do not have. A chance to get a low interest rate and not prove your income, even though your credit may not be perfect. There are many borrowers whose credit scores fall between 620 and 680 and for those we have a unique loan program that does not require you to prove your income. You must have a down payment of 20% for purchases, or have equity in the home of 20% for refinancing.
The normal maximum loan for this program is $600K although it is possible to go much higher with a considerable amount of deposits in a bank or retirement account. If you are also looking to take cash out we still offer this loan without proving income but the maximum loan amount is $500K. Again, higher amounts are possible like above. We have both fixed interest rates and adjustable interest rates available on these jumbo loans.

We are proud to offer a program thru our lenders that lets you choose your payment each month. For example, each month, you can choose:
- A 4% interest rate payment that is fixed for 5 years.
- An interest only payment.
- The full 30 yr fixed or 15 yr fixed payment.
Each month, you choose which payment you would like to make. This loan is great for people whose income might vary each month allowing them to make a smaller payment when needed.
This jumbo loan program is not for everyone. The program that allows you to choose your payment can have negative amortization which means not only are you not paying down your loan, you are adding to it a little each month. This can be fine as long as you home goes up in value but could be a problem if it does not. This is why we also offer a normal fixed interest rate loan. We want you to have the loan that best fits you.
